Start Here Before you Apply
Community Fire Protection District now uses an online Permit Portal for permit applications, plan upload, fee payment, and status tracking. Use the portal to submit an application, upload required PDF documents, pay fees when due, request inspections, and review updates from district staff.
All building and permit submittals must be done in digital format via the SmartGov Customer Portal.
This page will help you choose the right permit, understand what you need before you start, and go directly to the portal.
Before you begin
Please create a portal account and gather all required project information and PDF documents before starting your application. For commercial construction permits, digital plans must be ready for upload at the time of application.

Building Permits
Use this application for commercial new construction, remodels, tenant finishes, and demolition that requires fire district review and approval.
Best for: New commercial buildings, tenant finish projects, commercial remodels, demolition, and temporary structures.

Fire Permits
Use these applications for the installation, modification, or removal of fire protection systems and fuel storage tanks. Fire permits are a separate permit category from building permits.
Best for: Fire alarm systems, fire sprinkler systems, commercial kitchen hood and suppression systems, alternative suppression systems, fuel tanks, LP tanks, and underground fire mains.

Occupancy Permits
Use this application before occupying a commercial building or tenant space within the district. This permit is not required for residential occupancies.
Best for: New tenants, change of occupancy, or occupancy of a commercial suite or building space.

Inspection, testing, and maintenance (ITM) reports for existing fire protection systems are not permits and are submitted by service providers through The Compliance Engine.
Submitting revised plans or an addendum
Revised plans, resubmittals, and post-issuance addendums are submitted through the Permit Portal on your existing application. Do not start a new application.
- If your plans were returned with review comments, open the application in the portal, review the comments, and upload your corrected plan set to the same application.
- If your permit has already been issued and the scope of work has changed, open the permit in the portal and upload the revised documents under the "Post-Issuance Addendum/Revision" submittal.
Save revised files using the construction address and a revision note as the file name. Example: 9411 Marlowe - Revision 1.pdf

After you create an account, watch for email messages from noreply@smartgovcommunity.com and check your spam or junk folder if you do not see the confirmation email.

USING THE PERMIT PORTAL

Yes. Create your portal account and verify your email address before you start an application. The verification email comes from noreply@smartgovcommunity.com — check your spam or junk folder if you do not see it. Verify first: if you begin an application before your account is verified, you may be stopped partway through and have to start the application over.

Either may submit. The application requires contact information for the applicant, the owner of record, and the contractor, plus the architect and engineer where applicable, so whoever submits should have those details on hand before starting. The permit and all review comments are attached to the submitting account, so it is usually most practical for the contractor or the design professional managing the project to apply.

Yes. Each person who needs access must first create their own portal account. Once they have an account, the applicant adds them to the application as a contact and checks the "Portal Access" box for that contact. They can then open the application, see review comments, and upload documents.

No. Fees are assessed by Fire District staff after your application is reviewed, so the fee total shows $0.00 while you are completing the application and immediately after you submit it. Once your application has been reviewed you will be notified of the amount due and the fee will appear in your permit record in the portal. Permits are not issued until all applicable fees are paid.

Permit fees are due before the permit is issued, not at the time of application. When fees are assessed you can pay online through the Permit Portal or in person at the Fire Marshal's Office. Permit fees may be paid by check, debit card, or credit card. Credit and debit card payments are subject to a 3% surcharge with a $2.00 minimum. Electronic check (e-check) payments are subject to a flat $2.00 fee.

Once an application has been submitted you can no longer edit the application details — you can only add or change uploaded documents. If something in the application itself is wrong, contact the Fire Marshal's Office at (314) 428-1128 and staff can help you correct it. To submit revised plans or an addendum, use your existing application rather than starting a new one.

Each application has an expiration date shown in the portal. The date is extended when the application is submitted, so a draft you never submit will expire sooner than one submitted for review. If your application has expired, contact the Fire Marshal's Office at (314) 428-1128 before starting a new one.
